How we determine the right solution

Every replacement starts with a documented inspection. Sometimes the right answer is a repair. Sometimes it's maintenance. A new roof is recommended only when the roof's condition justifies it. If a repair makes sense, we say it. If a new roof is needed, we prove it.

Why builder roofs fail early

Most homes here went up with the same set of builder shortcuts: nails in every flashing, undersized drip edge, gutters fastened through the drip edge, bath fans tied together, plastic caps on dryer vents, short-life pipe-jack rubber. Put new shingles over the same defects and the new roof inherits them.

What to ask any roofer, including us

  1. Will you hand-nail or gun-drive?
  2. How do you fasten flashings: nails, or screws with rubber (EPDM) washers?
  3. What size is your drip edge, and does it give 2 inches of coverage over the decking with the fascia installed?
  4. Do you detach and reset the gutters, or leave them in place during tear-off?
  5. Will you file the manufacturer warranty in my name at completion, or do I register it myself?
  6. How long is your workmanship warranty, and is it transferable?

Also ask: did they walk you through a file? The age of the roof, what's good up there, what needs attention, and your options, and then let you pick?

How do I know if my roof actually needs replacing or just needs work?

A photo inspection. We look at the shingles, the decking from the attic, and every part that fails early. If a repair or a program gets you real years, we say so. If the roof has run its life, we show you why in photos before any price comes up.

My roof is 15 years old. Repair or replace?

It depends on what's failing. Shingles last 20 to 25 years. At 15, many roofs have years left once the nails, pipe jacks and vents are fixed. Some don't. The photos decide it, not the age alone.

Do you do layovers?

No. Every replacement is a full tear-off, so the decking gets inspected and anything compromised gets fixed and itemized. Layovers are a cheaper job and a worse roof.
