Breakwater Construction · Roofing company in Conroe, TX

The nails in your roof are failing.

Shingles last 20 to 25 years. Nails, pipe jacks and plastic vents don't. Fix those, and the roof you already have runs its full life. We're a maintenance, repair and replace company, in that order. It does not matter to us which one your roof is. We look, we show you, you decide.

Every homeowner expects the same thing when a roofer climbs down.

"Your roof is in bad shape. You need a new roof." That's not paranoia. That's pattern recognition.

We're not here to get on your roof and tell you it's in bad shape. We're here to get more years out of the roof you already have. Sometimes the right answer is a $649 visit. Sometimes it's a repair. Replacement comes up only when the condition of the roof justifies it, and then we prove it with photos.

Maintenance first. Repair if needed. Replace only when necessary.

Small parts. Big water.

The three things that fail on a Texas roof

Roofs don't suddenly leak. Components fail first, and when one starts going, the others aren't far behind.

  1. Nails and flashings

Metal flashings move every day. Your home shifts and settles, and smooth nails work loose. We pull every one and put in a screw with a rubber (EPDM) washer. Nothing caulked. Fixed once.

  2. Pipe jacks

The rubber boot around your plumbing vent dries out in the sun and cracks. The leak often shows up on a ceiling a room away.

  3. Plastic vents

Builder-grade plastic. The Texas sun cracks it, and then it's a hole in your roof.

Most roof maintenance visits are silicone over failing nails. That's not maintenance, that's delay. The nail is still failing.

What is your roof telling you?

Seven questions you can answer from the driveway. You get a straight read: keep it, repair it, or talk about replacement, and the reason why.

1How old is your roof?
2Are you the first owner of the home?
3Any leaks or water stains inside?
4From the ground, do you see nails sticking up or flashing lifting where the roof meets a wall?
5Are the rubber boots around your plumbing pipes (pipe jacks) cracked or curling?
6Are any plastic vents on the roof cracked, faded or broken?
7Hail or high wind hit your neighborhood since the roof went on?

What happens when you book

  1. Book a roof inspection. Pick a day, morning or afternoon. You get a text confirming it, and who's coming.
  2. We bring your roof system down to you. A detailed photo inspection, about fifteen to twenty minutes up there. Then we walk you through it: what's good first, then what's failing.
  3. You decide. Maintenance, a repair, or replacement, each with a price. The photos stay in your file whether you hire us or not.

Every finding gets a photo. Every photo gets a plain-English explanation. Every option gets a price.

Maintenance, repair, replace. In that order.

  • Keep Your Roof

Three one-time programs, $649 to $1,249, built around the three things that fail. For roofs with years left in them.

  • Roof Repair

A leak, a stain, a missing shingle. We find the source and fix it once, not a band-aid.

  • Roof Replacement

When the roof has run its life, we build a new roof system: hand-nailed, screws in every flashing, the right drip edge. What it costs.

  • Storm & Hail Documentation

A dated photo record of what the storm did and what age did. You own the claim; we give you the evidence.

Your yard does not pay for your new roof.

The day before tear-off, perimeter nets go up around the house and breathable tarps go down. When the job's done, the whole property gets several magnet sweeps, and we photograph it. Breakwater Property Protection.

We know where every nail lands because a hand drives it there. How we build.

What to ask any roofer, including us

  1. Will you hand-nail or gun-drive?
  2. How do you fasten flashings: nails, or screws with rubber (EPDM) washers?
  3. What size is your drip edge, and does it give 2 inches of coverage over the decking with the fascia installed?
  4. Do you detach and reset the gutters, or leave them in place during tear-off?
  5. Will you file the manufacturer warranty in my name at completion, or do I register it myself?
  6. How long is your workmanship warranty, and is it transferable?

Also ask: did they walk you through a file? The age of the roof, what's good up there, what needs attention, and your options, and then let you pick?

Questions homeowners ask

Do I really need a new roof, or is the roofer just trying to sell me one?

Usually you don't, yet. Shingles last 20 to 25 years. What fails first are the nails in the flashings, the pipe jacks and the plastic vents. Fix those once and the roof you already have runs its full life. We show you photos of what we found, good and bad, and you decide.

If I book a roof inspection, am I going to get a hard sales pitch?

No. Nothing is sold at the inspection. We spend about fifteen to twenty minutes up there, then bring your roof system down to you in photos: the good, the bad, what's failing. You get the options, maintenance, repair or replacement, and you make the call.

How long does a roof inspection take?

About fifteen to twenty minutes on the roof, plus the time it takes to walk you through the photos. You see what we saw before anyone talks about price.

What does it cost to keep a roof going instead of replacing it?

Our three programs are $649, $1,049 and $1,249, one time, no contract. The Breakwater, at $1,049, fits most homes 6 years and older. Compare that to a $30,000 roof years before you needed one. Every price is on the Keep Your Roof page with what is inside it.

Will I get spammed with calls and texts if I fill out your form?

No. You get a text confirming your time, a reminder, and the photos after the inspection. You only get texts if you check the box to allow them, and you can reply STOP any time.
