Roofers in The Woodlands: how to compare them

Don't just collect three quotes. Interview three contractors. Ask each the same questions, look at what they publish, and read their reviews, including the low ones and how they answered. A 5-star review doesn't tell you whether the roof was built correctly.

What to ask any roofer, including us
- Will you hand-nail or gun-drive?
- How do you fasten flashings: nails, or screws with rubber (EPDM) washers?
- What size is your drip edge, and does it give 2 inches of coverage over the decking with the fascia installed?
- Do you detach and reset the gutters, or leave them in place during tear-off?
- Will you file the manufacturer warranty in my name at completion, or do I register it myself?
- How long is your workmanship warranty, and is it transferable?
Also ask: did they walk you through a file? The age of the roof, what's good up there, what needs attention, and your options, and then let you pick?
Red flags
- Sealing over failed nails instead of taking them out.
- A collar slipped over a split pipe jack.
- An inspection pitched as costing nothing that ends in bad news and a same-day signature.
- A salesperson who chooses for you.
- A low quote that leaves out flashing screws, the right drip edge, gutter detach-and-reset or warranty registration. Ask that each be confirmed in writing.
- Anyone offering to pay or waive your deductible.
